We Get to Work!

Complete a Funding Request with your contact and closing details. We'll contact you and your settlement agent's office within 1 business day to verify the details and confirm the purchase price.

Once the date and the funding amount are confirmed, we'll send you a few documents that confirm our agreement.

Once the agreed upon closing documents are signed, we will coordinate with your settlement company for the funding of the transaction.

What is Transactional Funding?

  • Are there eligibility requirements?
    With each transaction, we require signed closing documents (i.e. HUDs), a signed promissory note, and a signed transactional funding agreement prior to the closing date. No underwriting is necessary!
  • Are there any upfront costs?
    There are NO upfront costs. All transactional funding fee(s) are deducted from the closing. The attorney's office or settlement firm will handle all transactions.
  • What is the borrowing fee?
    We charge less than 1% of the Purchase Price and a flat $250 processing fee. Minimum fee is $1,000.
  • What is your experience in the Real Estate industry?
    We're wholesalers at heart. We have eight years of experience in real estate investing, closing over 500 deals. We know the ins and outs of an investment transaction and how crucial a well handled closing is.

Transactional funding is a type of short-term financing that real estate investors, particularly wholesalers, often use for double closings. In these transactions, three parties are involved: the A-B seller, the B-C buyer, and the investor who facilitates the deal.

THE A-B TRANSACTION

The investor or wholesaler (Party B) signs a contract to buy a property from the original seller (Party A).

THE B-C TRANSACTION

Party B simultaneously arranges to sell the property to an end buyer (Party C) at a higher price.

FUNDING REQUIREMENT

To complete the A-B transaction, Party B needs funds to purchase the property from Party A. Transactional funding provides the necessary funds to Party B for a very short period, often just a few hours or a day, to complete the purchase.

REPAYMENT

When the A-B transaction is funded, closed, and recorded, then the B-C transaction immediately proceeds.  Once both the A-B and B-C deals are completed, the closing company will send our funds and fees to us directly!

Here's how it works:
